The home is not a reward for engaging with the support. It is the thing everything else is built on.
Supported housing usually breaks in the same place. The support is commissioned by one organisation, the building belongs to another, and the person in the middle finds out which of the two is temporary at the worst possible moment: the support ends, and the home ends with it. We are built the other way round. We hold the lease on the property, so the home is ours to keep steady — repaired, safe and warm — and the support sits alongside it as a separate, written arrangement that can grow, shrink or stop without anybody having to pack. Needing less help should never cost you your address.

Rent and support are almost always paid for through two separate routes, which is why they are two separate conversations. The rent is normally claimed by the person living there rather than bought by a council. Where accommodation falls within the rules for specified accommodation, those housing costs are met by housing benefit from the council rather than through the housing element of Universal Credit — but whether any particular scheme falls inside those rules depends on the provider’s legal form and on the council’s decision on each claim, and no provider is approved or accredited for it in advance. How supported housing is paid for works through both of those tests with the regulations quoted. What you should expect from anybody, including us, is to be told exactly what you are being charged, what it covers and how it is to be met, before you sign anything.
A lease to us for a fixed term. We become your tenant, we pay you whether or not the property is occupied, and we manage it — repairs, safety certificates, the people in it. You keep the freehold or the head lease. We will not take a property that does not meet the condition and safety standards, and we will tell you before a survey rather than after one. Leasing to a supported housing provider sets out what you give up as well as what you get.
Who the person is, what support they need, what funding is agreed or being sought, and any risk we would have to manage. If you are missing one of those, send it anyway and say which — we would rather start the conversation than wait for a complete form. Making a referral that does not bounce is the longer list, in the order it usually matters.
